What does my reservation include?
- Breakfast and beverages.
- Ice machine on first floor.
- One parking space per guest room reservation. Parking is limited.
- Standard Room rate is based on 2-person occupancy.
- We offer shared areas to relax including our sunny reception area, the parlor living room with a TV, dining room, rooftop deck, and the patio when not reserved otherwise. Access to common areas may be limited during scheduled events.
- Guest Wi-Fi included throughout the Inn.
- Rooms vary in size, bed size, bathroom accommodation, lower level to third floor, may or may not have a TV and/or a fireplace or refrigerator. Read each room description for details.

What time is breakfast served?
- We serve a hot breakfast to order from 8:00 AM to 11:00 AM each morning.
- Breakfast options vary on weekdays and weekends.
- Guests checking out should be seated no later than 10:30 AM for 11:00 AM check-out.
- Guests with dietary restrictions or allergies should notify the inn prior to arrival so we can do our best to accommodate.
Can I have friends join me for the day or for breakfast?
Breakfast service and guest options are described on our Breakfast page. As a reminder, Olivia’s is an inn—not a restaurant—and we strive to maintain a relaxed and charming experience for all guests.
- Advance reservations required and space is limited, The inn may not be able to accommodate multiple guests arriving at once without prior notice, and delays in service may occur.
- One guest per Breakfast Pass booking
- Due to limited space, we only have 10 Breakfast Passes available to guests per day
- Access is limited to first-floor common areas
- No on-site vehicle parking for non-lodging guests; municipal parking available nearby
- Breakfast passes are non-refundable.
- Guests must be 21 to register; minors are welcome with guardian
Do you have parking?
- One parking space is provided per reserved room.
- Additional parking is available at nearby municipal lots.
- Vehicles must be removed from the property by 11:15 on the day of check-out.
Do you have air conditioning?
We offer local air conditioning units in each room of our home from May through October. Fans are available upon request.
What times are check-in and check-out?
- Check-in is available daily from 3:00 PM to 6:00 PM. Holiday and festival check-in is from 3:00 PM to 4:00 PM. Guests will receive a text message prior to arrival with check-in information.
- Please contact the inn in advance if you expect to arrive outside of standard check-in hours, as additional arrangements or staffing fees may apply. The inn is staffed from 7:00 AM to 6:00 PM, and late check-in arrangements require staff to remain on-site beyond operating hours. Self check-in may be available if requested prior to the applicable check-in deadline.
- If we do not hear from you before the applicable check-in deadline, your reservation may be subject to cancellation without refund.
- Early arrival may be accommodated when possible; however, room readiness cannot be guaranteed before the standard check-in time.
- Check-out is 11:00 AM. Late check-out requests may be accommodated when available and may incur a fee.
- The property is not staffed overnight.
- Rates and policies are subject to change.
Can you recommend restaurants, events, and shopping?
We are happy to provide recommendations for restaurants, events, and shopping in New Hope. Many restaurants in town book in advance, so we recommend making dinner reservations prior to your stay and checking restaurant hours and days of operation.
Are you ADA-accessible?
- The Beaumont guest room on our first floor accommodates accessibility needs. We also have an accessible parking spot available.
- Unfortunately, our historic home does not have an elevator and most of our rooms require stairs and have bathtubs.
What is your pet policy?
While we adore pets, our historic home is unable to accommodate animals. Service dogs are allowed in accordance with state law and good behavior. Local kennel recommendations are available upon request.
What is your policy for bookings, deposits, and payments?
- Guests must be 21 or older to reserve a room. Anyone under 21 must be accompanied by a parent or legal guardian and must adhere to state law regarding the consumption of alcohol on premises.
- Reservations must be made in the name of the guest who will be staying at the inn. The contact information provided must belong to that guest. Third-party bookings (including those made on behalf of another individual) are not permitted, as the inn must be able to communicate directly with the registered guest regarding their stay.
- Reservations are confirmed once the required deposit has been successfully processed. A deposit equal to 50% of the reservation total is charged at the time of booking. The remaining balance is automatically charged to the card on file three days prior to arrival. Reservations made within three days of arrival require full payment at the time of booking.
- Deposits must be paid by credit card or gift certificate. Cash or check deposits are not accepted. Online reservations require a valid credit card.
- If using a gift certificate, the certificate will be applied first. If the certificate does not cover the full deposit amount, the remaining balance will be charged to the credit card on file. Gift certificate payments are non-refundable. Once final payment has been processed, payment methods cannot be changed.
- A valid mobile phone number is required for reservation communications.
- Holiday and festival reservations are subject to different payment requirements and policies as outlined in the Holiday and Festival Reservations section.
Can I book a reservation for someone else?
- No, reservations must be made by the guest who will be staying at the inn and must include that guest’s contact information. We need to communicate directly with each guest regarding important details such as check-in instructions, arrival times, policies, and any last-minute updates. When a reservation is made by a third party, we have no reliable way to reach the actual guest.
- If you’d like to give a room reservation as a gift, we recommend purchasing a gift certificate. This allows the recipient to make their own reservation using their name and contact information, while still enjoying your gift.
- If we determine that a reservation was made on behalf of another individual, including a travel agent, we may require the reservation to be updated with the correct guest information or cancel the booking in accordance with our policies.
What taxes or fees does your rate include?
Applicable Pennsylvania and Bucks County lodging taxes are added to all reservations. Current tax information is available from the Pennsylvania Department of Revenue and Bucks County Treasurer.
What is your cancellation policy for room reservations?
- Cancellations received more than 14 days prior to the scheduled arrival date are refundable less a $35 processing fee per room, per night.
- Cancellations made 4–14 days prior to arrival result in forfeiture of the deposit.
- Cancellations made within 3 days of arrival are non-refundable for the full reservation amount.
- Reservations may be transferred to new dates one time if the change is made more than 3 days prior to arrival. New dates must be selected at the time of the change, are subject to availability, and must occur within six months of the original reservation date. The transferred reservation must be for the same number of nights or more, and the nightly rate may change based on current pricing. Once a reservation has been transferred, it becomes non-refundable and cannot be moved again.
- Same-day cancellations cannot be transferred to a future date.
- Minimum night stays must be honored. If a reservation is shortened or a guest departs early, the full balance of the originally reserved stay will still apply.
- Cancellation requests must be submitted by email from the original reservation confirmation.
- Cancellation policies apply based on the scheduled arrival date.
- Holiday and festival reservations are subject to separate policies.
Do holidays and festivals have different policies?
- Reservations during designated holiday and festival weekends require full payment at the time of booking and are non-refundable and non-cancellable.
- Check-in for holiday and festival dates is 3:00PM to 4:00 PM
- Please note that arrivals are not available on Thanksgiving Day, Christmas Day, New Year’s Eve, or New Year’s Day.

What is your policy for multiple room reservations and cancellations?
- Multiple room reservations for weddings or events are subject to separate guidelines and cancellation policies, which will be reviewed at the time of reservation.
- Olivia’s Bridge Street Inn does not block or hold rooms without a confirmed reservation and financial commitment.
- Multiple room reservations do not reserve the entire property.
What is your policy for house rentals and cancellations?
- House rentals reserve the interior of the inn exclusively for the rental party. The exterior of the house may also be reserved for an additional fee.
- House rentals require a deposit, and full payment must be completed within 30 days of the reservation.
- House rental agreements and policies differ from standard room reservations and must be reviewed and signed at the time of booking.
- During a house rental, breakfast passes are not available to outside guests unless they are included on the host’s approved guest list or part of pre-approved in-town events discussed in advance with the inn.
- Parking is limited to one space per reserved guest room, with a maximum of eight on-site spaces available.
What is your policy for gift certificates?
- Olivia’s Bridge Street Inn gift certificates are transferable. Remaining balances may be applied to future stays or retail purchases.
- Gift certificate purchases are final sale and non-refundable, including after redemption.
- We also accept Pennsylvania Association of Bed and Breakfast gift certificates, which are subject to that organization’s redemption policies.
- Gift certificates must be applied at the time of booking. If you wish to apply a gift certificate toward the reservation balance, you must contact the inn before the final balance is processed. Gift certificates cannot be applied after the reservation balance has been charged.
Do you have quiet hours or guest conduct guidelines?
Guests are expected to respect other guests and the historic nature of the property. Quiet hours may apply in common areas and outdoor spaces from 10:00 PM to 10:00 AM..
Do you host public events or day visitors?
Access to the inn is primarily reserved for registered overnight guests. Guests attending scheduled events will receive specific details and policies at the time of registration.
Are rates and policies subject to change?
Yes, rates, policies, and amenities are subject to change.
